Back in March 2020, Knotel, a flexible workplace designer and operator, was reported to be valued at over $1.6 billion. As reported on February 6th, 2021, Knotel is bankrupt and is being bought by Newmark for $70 million.

The bankruptcy should be no surprise because Knotel was already facing a number of lawsuits as well as numerous evictions; the pandemic only made it worse. Even before the pandemic, the company was in huge trouble as per reports. 

Since 2016, Knotel raised over $560 million, making it seem like a successful company (which it was). Not only that, the August 2019 Series C funding of $400 million put the company at an advantage, and it started competing with WeWork, but the covid and post-covid situation bankrupted this billion-dollar business.

Newmark bought Knotel’s assets because Knotel was in financial trouble and Newmark wanted to recover some of the money they invested in Knotel. A bankruptcy lawyer named Jonathan Pasternak believes this is why Newmark made the purchase. When a company that raised a lot of money fails, it’s important to figure out what went wrong.

In 2016, Amol Sarva, who helped start Virgin Mobile, and Edward Shenderovich, who used to invest in new companies, created Knotel. Knotel is different from WeWork because it doesn’t have long-term leases on buildings. People were very excited about Knotel when it first started.

In 2017, Knotel raised $25 million in Series A funding from Peak State Ventures, Invest AG, Bloomberg Beta, and 500 startups in February. The company provided office space that could be customized for each company and could be made bigger or smaller depending on how much space was needed. 2018 to 2020

In April 2018, Knotel received $70 million in funding, with Newmark Knight Frank and The Sapir Organization being the leading investors. As of August, Knotel had office spaces in 60 different locations around the world that added up to 1 million square feet. 

The company was growing rapidly and expected to have even more space and $100 million in revenue by the end of the year. Knotel’s revenue had increased by 300% compared to the previous year, and its clients ranged from small startups to large companies like The Body Shop. The CEO of Newmark Knight Frank praised Knotel for its new and innovative approach, which was changing the way landlords and tenants interacted.

2019 was another good year for Knotel at the start, but we might say that the downfall started that year. 

In August 2019, Knotel received $400 million from investors, which elevated the company to unicorn status, making it a potential rival to WeWork. Knotel had several offices in different cities and was expanding rapidly, with CEO Sarva saying that the company was building the future of workspaces.

In March 2020, Knotel started suffering from the pandemic and laid off 30% of its employees. The irony is that Knotel was worth about $1.6 billion at that time. At the start of the year, Knotel was home to 500 employees while only 400 remained until the end of March.

Forbes reported that only 200 employees were remaining after the fresh cuts. “Knotel has decided to take sharp action to prepare for the worst case – a long health and economic crisis,” said Knotel’s CEO Amol Sarva.

Knotel’s revenue dropped by 20% to $59 million in Q2 because of lawsuits from landlords accusing Knotel of violating profit-sharing agreements, Forbes reported. Knotel tried to raise up to $100 million in July, according to sources familiar with the matter, as per Forbes.

In 2021, Knotel filed for Bankruptcy

Once valued at over $1.6 billion, Knotel filed for bankruptcy in 2021 amid the economical chaos. Newmart reportedly bought the company for $70 million. 

“Newmark’s commitment offers a path forward amidst this challenging climate…We are optimistic that, through a successful restructuring, we can refocus on our mission of providing state-of-the-art, tailored flex space in key U.S. and international markets,” said Amol Sarva (CEO of Knotel).

Newmark’s affiliate provided Knotel with $20 million in cash as DIP financing to support the company through the bankruptcy process under Section 363 of the US Bankruptcy Code. Knotel’s bankruptcy has caused concern about the future of the flexible workspace industry, particularly after WeWork’s difficulties in the past. With many people still working from home and office buildings mostly empty, it is expected that the industry will continue to struggle.

What Can We Learn from Knotel’s Bankruptcy

The Mexico-based startup, Flat.mx, has raised $20 million in a Series A funding round co-led by 500 Startups and Anthemis; Expa and ALLP also participated in the investment round. The list doesn’t end here. 

The company is backed by Tushar Garg (CEO of Flyhomes), Brian Ma (co-founder of Divvy Homes), and Eric Wu (CEO of Opendoor). Prior to this round, Flat.mx raised $25 million in debt and $10 million in equity. 

The business model followed by Flat.mx is similar to that of Opendoor’s. They buy properties, renovate them, and resell them at a better price, generating profits. The Mexican housing market was dominated by Opendoor. “The real estate market in Mexico is broken… One of the biggest problems is that it takes sellers anywhere from six months to two years to sell. So we launched the most radical solution we could find to this problem: an instant offer. This product allows homeowners to sell in days instead of months, a fast and convenient experience they can’t find anywhere else,” said co-founder Bernardo Cordero.

Creating an iBuyer service in Mexico and Latin America is hard because there’s no MLS like in the US, so pricing information is mostly unavailable. Real estate agents aren’t required to be certified, which makes the buying and selling process less formal. It’s also tough for buyers to find affordable financing options because mortgage use is low.

“We had to build the MLS, a third-party marketplace, a contractor marketplace, financial products, broker technology and a home maintenance provider, along with other services. Flat.mx and Its Recent Success

The company is growing quickly, with sales increasing by 70% every quarter, a tenfold increase in inventory in the last year, and an increase in employees from 30 to over 85. Flat.mx has performed thousands of home valuations and completed more than 100 transactions so far.

Covid-19 accelerated interest in Flat.mx

According to co-founder Bernardo Cordero, the pandemic only helped boost the people’s interest in their platform. 

“Our low-touch digital solution was key for having a strong business during the pandemic. We were able to create quick liquidity for sellers at a time in Mexico where it was complicated to sell,” said Bernardo Cordero.

Flat.mx aims to simplify home selling by reducing the number of potential buyers a seller has to meet. With their new funding, they want to create a “one-stop-shop” for all home buying and selling services. 

The company believes that addressing all aspects of the home-buying process is better than just one. They plan to expand in Mexico and invest in data and financial products to create an ecosystem of products, giving them an important advantage in the market.

Flat.mx’s investors are bullish about the company’s future. They think that Flat.mx will become a popular platform for real estate in Mexico. 

Tim Chae (managing partner at 500 Startups said, “There are nuances and specific problems that are unique to Mexico that Flat.mx has done a great job identifying and solving.”

The investors, including ALLVP partner Fernando Leo de Larrea, praise the company’s experienced team and clear vision and believe that the company has identified and solved unique problems in the Mexican market.

Now that Donald Trump has been banned from Twitter, recent data shared by marketing and benchmarks data company Apptopia suggests that the former president’s ban has shown absolutely no effect on Twitter.

“It is not easy for one person to have a noticeable impact on such large social network apps… Cultural events are seen much better in the data than in any singular person’s situation,” stated Apptopia’s VP Adam Blacker.

What’s even funny is that there was a notion claiming that Trump was hired by Twitter to keep the audience engaged, so that more and more people are using the platform, generating money for Twitter. 

“Twitter felt an extreme responsibility to allow and stimulate public conversations… They wrestled with that charge, the ability to enable those conversations, and what Trump had done to turn the conversations — and even the platform — negative,” a former Twitter executive told Alex Kantrowitz from BigTechnology. Twitter faced the possibility of world leaders retaliating against their staff in their respective countries if they banned Trump. This potential risk was more significant for Twitter than the possibility of a decrease in the usage of the platform. This concern became a reality in India, where Twitter employees are currently under threat of imprisonment for permitting criticism of the government.

The data shared by Apptopia was once considered unverified, but Twitter didn’t dispute its results. Even though Twitter executives didn’t comment, they didn’t say the data was fake as well. 

To collect this data and generate these results, Apptopia used data points from over 125,000 Android and iOS Twitter apps. According to this data from Apptopia and confirmed by Twitter, the Trump ban didn’t affect Twitter’s user activity and engagement at all.

If you’re a student and have a “.edu” account, you can log into the IRL platform and you’ll find all the on-campus activities that are exclusive to your school. Since these events are private, they won’t appear on the public feed on IRL.com.

IRL’s Future

IRL aims to add more local events and enhance partnerships. They are integrating TikTok content and plan to attract more influencers who want to curate unique events on the website, like the Sneakerheads account that tracks sneaker drops.
